The Challenge for Overseas Fiji Property Owners

💸

Rent collection without being there

Most Fiji tenants pay via M-PAiSA or cash. Confirming payments from Sydney or Auckland is nearly impossible without a digital system.

📋

TLTB lease expiry

If your land is on iTaukei land, missing the renewal window can cost you the property and everything built on it — with no compensation.

🌀

Cyclone season

Between November and April, a major system can damage your property. You need to know immediately — not when a tenant finally calls.

🧾

Tax in two countries

Fiji rental income must be declared with FRCS. Australian and NZ tax residents must also report it there, with a foreign tax credit.

How BulaLease Solves Each Challenge

Collect Rent Digitally

Tenants submit payment via M-PAiSA, bank transfer, or cash in the app. You verify from your phone and a receipt goes to the tenant instantly.

Full Dashboard From Anywhere

Your entire Fiji property portfolio — leases, payments, maintenance, TLTB dates — in one dashboard. Accessible from Australia, NZ, or anywhere with internet.

TLTB Expiry Alerts

Automated email alerts at 24, 12, 6, and 3 months before your iTaukei lease expires. Never miss the renewal window, even from overseas.

FRCS Tax Summary Export

One-click export of your Rental Income Summary for your Fiji accountant. Gross rent, allowable deductions, net income — all organised.

Collect Rent Without Being There

Most Fiji tenants pay rent via M-PAiSA, bank transfer, or cash. BulaLease handles all three:

M-PAiSA

Tenant submits payment notification. You verify from your phone in Australia. Receipt goes to tenant immediately.

Bank Transfer

Tenant transfers to your Fiji account. BulaLease records it against the correct lease. You see it in real time.

Cash

Your local contact or property manager marks the cash receipt. Full audit trail maintained in the system.

Tax Time — Simplified for Two Countries

As an overseas landlord, you need to report Fiji rental income in two places:

Fiji — FRCS Form B

Due 31 March. BulaLease exports a Rental Income Summary — gross rent, deductions, net income — for your Fiji accountant.

Australia / NZ / UK Tax Return

You declare the same income locally and claim a foreign tax credit for Fiji tax already paid, via the applicable Double Tax Agreement.

BulaLease statements are in FJD — your local accountant converts to AUD/NZD using the exchange rate on the date of each payment. Read our FRCS Form B guide.

Cyclone Season — Know Your Property Is Covered

Fiji's cyclone season runs November to April. When a major system hits, overseas landlords are the last to know — and the least able to act. BulaLease's cyclone dashboard gives you real-time property status from anywhere in the world.

📸

Log geotagged damage reports with photos from your local contact or property manager — timestamped for insurance.

📢

Send bulk messages to all tenants at your properties in a single click — no individual calls required.

🔧

Track repair progress from quote to contractor completion, with full audit trail.

📄

All records stored automatically — ready for your insurer and your tax deduction claim on repairs.
